House Rules

Board Qualifications:

  • 20% Minimum Down Payment
  • Gifts are allowed with a notarized gift letter with three months of sourcing from the giver.
  • Non-residing Co-owners are allowed, but not required, to be on the mortgage or the stock & lease.
  • Units can be purchased in a Trust.

Sublet Policy:

  • The shareholder(s) must own the apartment for two (2) years before subletting the unit.
  • All sublets must be approved by the Board of Directors.
  • Sublet leases are for one year only and may be renewed each year with the approval of the Board of Directors.
  • For approved subleases, a non-refundable administrative fee equal to twenty-five percent (25%) of the yearly maintenance charges (includes Base maintenance, Electricity charges, and Amversev fees) on the sublet apartment will be prorated monthly and paid to the corporation. 
  • There is a one-time application fee of $400 for new sub-tenants.
  • There is an annual fee of $100 for every approved renewal.
  • Sub-tenants are not allowed to smoke in the unit.
  • Sub-tenants are not permitted to have pets.

The Americana is a pet-friendly co-op:

  • All pets must not exceed 45 pounds at full growth and must be registered on or before September 15th of each year by completing the registration form provided with the September Maintenance Charges. A three-inch by five-inch (3×5) color photograph of each animal being registered for the first time shall be submitted with the completed registration form.
  • Shareholders are permitted one (1) dog and one (1) cat, or two cats per apartment, excluding Pitbulls and Rottweilers.
  • Subtenants are not permitted.  

Barbecuing Guidelines

  • Propane tanks may be used at the townhouses and must be placed at the furthest point of the patio, opposite the entry door (parallel to the iron fence) at all times.  One propane tank is permitted on the premises.  Spare tanks are not allowed in or out of the townhouse.
  • Propane tanks are prohibited in the tower. 
  • The use of charcoal is prohibited in the tower and the townhouses.
  • Townhouse residents must recycle propane tanks or neatly place them in the garbage shed. Contact management for recycling procedures.
  • Electric grilling is permitted in the tower and the townhouses.

Carpeting Rule:

  • 80% of the floor area of each apartment (with the exception of bathrooms, kitchens, closets, and foyers) shall always be covered with carpet, rugs, or material equally sufficient for noise reduction.

In 2011, the Americana installed a clean, natural gas-driven Tecogen Co-Generation system that provides heat & approximately 85% of its electricity. They were featured in many industry publications and, in the first year, put an additional $340,000 into their reserves. They continue to grow the reserves as a result of this Co­Gen system.
