Purchase & Sublet Guidelines Overview

Purchase Requirements

  • Purchasers must intend to occupy the apartment as their primary residence.
  • Resale applications are due by the second Thursday of the month.
  • Board interviews are generally held on the fourth Thursday of the month between 4:00 PM and 5:30 PM.

Financial Requirements

  • Minimum 20% down payment required.
  • Purchasers financing their purchase may need to provide a recognition agreement prior to closing.
  • All maintenance arrears, legal fees, and other charges must be paid before closing.
  • Closing funds must be certified bank checks, money orders, or attorney escrow checks.

Application Fees

  • $1,000 Buyer’s Fee payable to 18-15 215th Street Owners, Inc.
    • If denied, $500 is refundable.
  • $300 non-refundable application processing fee.

Building Rules & Policies

  • No pets permitted, including visiting pets.
  • Washers and dryers are only permitted in townhouses.
  • All renovations require prior Board approval and executed alteration agreements.
  • Move-ins are permitted Monday through Friday from 8:30 AM to 4:30 PM only. No weekend or holiday moves allowed.

Board Review & Interview Process

  • All occupants age 5 years and older must attend the Board interview and provide photo identification.

Sublet Policy

  • Shareholders must own and occupy the apartment for at least 2 years before subletting may be considered.

Sublet Terms

  • Initial sublet term: 1 year
  • Renewal terms: 1 year
  • Maximum total sublet period: 3 years

Sublet Fees

  • Year 1: 25% of annual maintenance, electric, and Amversev fees
  • Year 2: 33%
  • Year 3: 40%

Additional Notes

  • The Board of Directors may amend the sublet policy at any time based on market conditions.
  • The Board’s stated goal is to maximize owner occupancy throughout the community.
